The Hotel at Avalon and Alpharetta Conference Center sit at the end of Avalon Boulevard, within Avalon, the award-winning mixed-use lifestyle development in Alpharetta, Georgia that has changed the retail industry and set the standard for projects throughout the U.S. Through a unique Public-Private Partnership, this project was a success from the very beginning, producing cash flow from its first month of operation. It is also part of Marriott’s Autograph Collection, and is one of the first new-build hotels to join the distinguished collection.

The Hotel at Avalon’s 330 spacious guest rooms and suites greet guests with a warm residential feel giving them an exceptional departure from the ordinary.  It is a grand reimagining of a resort environment where guests are immersed in the timeless art of living well, creating an outstanding group destination and corporate transient hotel while providing an extremely appealing “staycation” opportunity for regional social and leisure demand.  

The sources of funds for this project included city investment for the Conference Center, private equity and conventional mortgage from a consortium of regional banks. The entire structure was condominium-ized with the conference center owned by the City of Alpharetta and leased to the hotel owner pursuant to a 99-year lease. All assets were deeded to the Development Authority of Fulton County pursuant to a 10-year Bond-for-Title lease-back transaction, providing for reduced property taxes in the early years of operation.
